Urban setting and framework
The Ségoffin site is inside the Boulevard Patrick-Devedjian. It is bordered by three major housing complexes - Dauphins, Leclerc and Gambetta - and Rue Henri Regnault.
The services-oriented buildings around the lot stand out for their average height and recent renovation works (Latitude, Watt, Ampère, Being).
Of a rather small surface area (around 2,800 sq.m.), the lot is currently occupied or crossed by:
- the Coupole-Regnault public carpark access ramp (access from Rue Regnault),
- the Boulevard Patrick-Devedjian’s embankment and support structure,
- the bike lane that connects the area to the rest of the network.
Its strategic position makes it possible to see it as a potential target for urban acupuncture, creating dynamic exchanges with Courbevoie.
Opportunities
The project on the Ségoffin site will help rethink links between the business district and downtown Courbevoie.
Meeting the expectations of Courbevoie residents and employees working in La Défense, this lot will be connected to both Rue Regnault and Rue Serpentines. This meeting point will be integrated to new safer crossings with reduced traffic.
Well connected, Ségoffin will benefit from high visibility: tomorrow the Boulevard-Patrick Devedjian will be less of an obstacle and more of a premium address. Empreintes provides operators with the opportunity to contribute alongside the Hauts-de-Seine department to the transformation of this axis, which tomorrow could be the backbone to numerous new urban developments.
The site’s topography can favor a human-size program respecting the perspectives and the space around existing construction.
Preserving the bike lane is inscribed in a broader logic of promoting green mobilities to move from a city to another.
