The SCPI Elysées Pierre, owner of the Le Balzac office building, is undertaking the aKora project, a very qualitative rehabilitation programme.
Place des Vosges, Le Balzac becomes aKora with the key to a total restructuring of this non-GI building, in a logic of reconciliation of the mineral and vegetal worlds.
Visible from both the Boulevard Circulaire and the Quai de Seine, aKora is nevertheless located in a calm and pleasant neighbourhood, overlooking the Diderot Park. Two meridian bays cut into the facades bring light and transparency, enhance the view of the park on the Seine side, and mark the main entrance of the building on the Place des Vosges side.
The project aims to achieve the HQE BBC Effinergie Excellent, BREEAM Very Good and Biodivercity labels and the WiredScore Platinum label, as well as excellent calibration in terms of cyber security.
aKora is equipped with a connected lobby and integrates services such as a work café, an inter-company restaurant, and conservatory measures for a wellness area, a concierge, an infirmary, changing rooms, a coworking area and meeting rooms.
The building will be embellished with loggias planted with trees on each floor as well as a green rooftop with panoramic views, also equipped with vegetable gardens and bird boxes.
